Track My Room is a cloud-based Software as a Service (SaaS) platform designed for property owners and administrators to manage apartments, rooms, tenants, rental records, utilities, and related operations.

Track My Room is provided as a management tool only and does not act as a real estate agent, broker, or payment processor.

• The Service is intended for users 18 years of age or older
• Only property owners or authorized administrators may create accounts
• You are responsible for maintaining the confidentiality of your login credentials
• You are responsible for all activities performed under your account
• You agree to provide accurate and up-to-date information at all times.

Tenants do not create accounts on Track My Room.

You acknowledge and agree that:

• Any tenant data entered into the system is provided by you
• You are responsible for obtaining all required consents from tenants
• You are the data controller for tenant personal data under the Thailand PDPA
• Track My Room acts as a data processor for such data

You agree not to:

• Use the Service for unlawful purposes
• Upload false, misleading, or unauthorized information
• Infringe intellectual property or privacy rights
• Attempt to access systems, data, or accounts without authorization
• Disrupt or interfere with the Service or servers

We reserve the right to suspend or terminate accounts that violate these Terms.

• Track My Room does not currently process online payments
• The Service may include free or paid plans
• Future payment or billing features may be introduced
• If paid features are introduced, pricing and payment terms will be clearly communicated and these Terms will be updated accordingly.

Your use of the Service is also governed by our Privacy Policy, which forms part of these Terms.

While we implement reasonable security measures, you acknowledge that:

• No system is completely secure
• You use the Service at your own risk

All rights, title, and interest in the Service, including:

• Software
• Design
• Trademarks
• Logos
• Content (excluding user-uploaded content)

are owned by or licensed to Track My Room.

You are granted a limited, non-exclusive, non-transferable license to use the Service in accordance with these Terms.

You retain ownership of all data and content you upload.

By using the Service, you grant Track My Room a limited license to store, process, and display your content solely for the purpose of providing the Service.

• We strive to maintain high availability but do not guarantee uninterrupted service
• We may modify, suspend, or discontinue any part of the Service at any time
• We are not liable for downtime, maintenance, or service interruptions

We may suspend or terminate your access if:

• You breach these Terms
• You misuse the Service
• Required by law

You may stop using the Service at any time.

Upon termination:

• Your access will be revoked
• Data retention will follow our Privacy Policy and legal requirements

To the maximum extent permitted by law:

• Track My Room is provided “as is” and “as available”
• We are not liable for indirect, incidental, or consequential damages
• We are not responsible for losses arising from data entry errors, tenant disputes, or financial decisions made using the Service

You agree to indemnify and hold harmless Track My Room from any claims, damages, or liabilities arising from:

• Your use of the Service
• Your violation of these Terms
• Your handling of tenant data

These Terms are governed by and construed in accordance with the laws of Thailand.

Any disputes shall be subject to the exclusive jurisdiction of the courts of Thailand.

We may update these Terms from time to time. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
